First Time Seller Tips
1. Price Your Home accurately.
When you begin to consider pricing your home, always check with a reputable listing agent.
They will analyze comparable sales and prepare an estimate for the value of your home.
——
2. Stage Your Home
Staging your home boosts your selling power and appeal. Most homes show better clean, and with about half the existing furniture in it.
——
3. Consider Painting the Interior
If you have scrapes and marks on the wall, it can make it look like you did not take good care of the home. Painting over these areas makes it look better, and the eye sore is no longer in the room. 🙂
——
4. When To List Your Home
The best time to list your home, will depend on a few factors.
– Local Community
– The Time of the Year
– Present State of Your Real Estate Market
The goal is to present your home during the best time on the market so it will have a higher chance of selling.
——
5. Ask About Your Agent’s Commission
Always ask your agent’s standard commission. If it seems reasonable then consider the benefits of hiring this person. Always check for reviews and their past performance.
——
6. Be Flexible With Home Showings
Remember that everyone works at different times of the day. Be flexible. Consider going away a couple days on the weekend so that your house can be showed at any point during the day. This will increase the sale of your home.
——
7. Insist on Professional Photography
Just because you’ve decided to use the best realtor in the city, doesn’t mean you’ve hired the best person to take photos. In fact, some realtors do not take good photos at all. Insist that they must have professional photography made to give your home the best appeal.
——
8. Review Your Listing Online
Look at your home listed online. Make sure that all features and all information is accurate. Agents do make mistakes, and sometimes those mistakes can cost you a sale.
——
9. Respond Promptly to a Purchase Offer
Always try to respond quickly to a purchase offer. Many offers do expire after certain dates. If you aren’t checking your voicemails, emails, or checking in with your realtor from time to time; you may miss the opportunity on a sale.
10. Start Packing Early
It’s a good idea to begin packing early. This will give you a head start before your home hits the market and you’ll have peace of mind that you’re ready to move. Extending your stay after it sells can kill a sale. So remember to start packing before your house is listed.
